Enjoy the amenities and it's a pretty clean place. Feel pretty safe here. Wish my apartment didn't get so many gnats though. Occasionally I will see garbage in the parking garage, so it might make sense to stick a trashcan on each floor.

Great location and area, nice amenities (billiards, ping pong, pool, spa, sauna, gym). Relatively quiet (except when my neighbors are arguing). Rent is very expensive and can fluctuate at times because of upper management which isn’t great.

It’s great living here! Beautiful property in a great location that’s close to everything and has easy access to the highway. The maintenance staff is wonderful. I love the amenities. As a woman, I feel safe a secure here. Highly recommend!

Living at Novus has been great! Friendly neighbors and great amenities. I love the hot tub, lots of outdoor space to walk my dog and the surroundings are relatively clean. The mailbox system needs some work (lots of Luxer malfunctions) but otherwise, I have no complaints! Lots of social gatherings as well. Love the food trucks that come by 😋

I just moved in and so far it's been great. I don't like the 3% surcharge for using a credit card to pay the rent, but that's not a reason to fault the complex. The staff was extremely helpful in making sure I knew everything I needed before moving in, although the leasing agent seemed a bit overwhelmed, and understaffed maybe? She made sure to answer any questions and never let her busy day get in the way. I have no complaints so far.

I love the glowing lights on the palm trees when pulling into the parking lot in the evening. They give off a true hospitality glow - one that says, “Welcome Home”. I also feel safe on the premises and that means a lot to me. I also enjoy the organized events and a chance to meet our neighbors in a fun, stress-free environment - except for Bingo - that was pretty stressful. JK 😀

I had the pleasure of working with two outstanding individuals at Novus for my move-in process, Samantha and Quyen. I was in search of a place last minute going into the holiday weekend and Samantha was going above and beyond for me from our first interaction. She was honest about the timeframes and even communicated delays due to system issues. When it was time to move in and grab the keys, Quyen was there to continue the great service. She was diligent, informative, and incredibly friendly throughout the entire process (which took a lot longer than we both expected due to some system issues). Quyen's attention to detail, patience and perseverance towards handing the keys over made finding the perfect apartment a breeze. I couldn't be happier with their service so far and highly recommend to anyone in search of a new place to call home!

The leasing team at NWS is exemplary, especially Quinn! She is smart and amazing and does a wonderful job of listening and understanding the needs of potential residents when helping them to find the perfect unit. When we first started looking, I sat down with Quinn. She makes you feel like your needs are the most important people to her in that moment. But that isn’t the only thing that sets Quinn head and shoulders above the rest. She’s not only about getting you to sign the lease, once you move in, you always feel like her door is open and she always makes you feel like you’re home. I see her with other residents and I realize that it’s not just the way she makes my daughter and me feel, it’s the way Quinn makes everyone feel. There’s something so special about Quinn that she makes everyone feel special when they’re working with her. I hope the management at NWS know what a gem they have in her.

My unit is great and I enjoy the speedy turnaround time when/if I have an issue. However, the building is not what it once was. The stairwells are rarely if ever cleaned, the hallway carpets need to be replaced, the paint on the walls in the hallways don’t match in some areas and the paint job was poorly done in others.

I am very pleased with the quality and frequency of resident events hosted by NOVUS. I have been able to meet neighbors a little more up close and personal which can help build a tighter community. Though I am a fan of making new friends I also enjoy the balance of meeting people on my terms, meaning I’m never bumping into throngs of other residents in the hallways or community areas. Lastly I appreciate the attention given to things or situations needing correction in the property - responsiveness makes a huge difference in the quality of life here. I can always tell when hallways and the elevators have been freshly cleaned. Due to the amount of pets and dare I say, thoughtless residents (yes there are a few), it’d take the cleanliness up a notch if there was a refreshing or two added into the mix. Speaking of cleanliness, I’m grateful a new standard has been established in the trash rooms.

I love where I live and my community. The front office staff are fantastic and I love all the upkeep going on, in and around the building. My only complaint is when some of my neighbors do not put their garbage down the shoot and leave it piled up in the garage room. What an eye sore! They think they are still living at home with their mother and she will clean up after them. It is all our responsibilities to keep our building clean and safe!!!

I love living at Novus! The property is lovely and very well maintained. It’s a friendly and welcoming community, and has lots of wonderful amenities. Most importantly, Novus has an amazing staff. I am certain that’s what makes the difference. Tracy and her team are outstanding! Her leasing team walks you through the leasing process every step of the way. They are knowledgeable and professional, and they follow up and follow through. It doesn’t stop at the lease signing. Tracy and her team host events throughout the month the help build a sense of community. If there are problems that arise in your unit, you can feel confident that Rudy and the maintenance team will take care of it. Life can be very busy and sometimes hectic. It’s nice to live in a community like Novus Westshore where you know there’s an exceptional team of professionals taking care of home.♥️

There are definitely some pros and cons living here. Pros - safe apartment complex, cleaning crew keeps hallways need and tidy, gym equipment works most of the time, plenty of parking. Cons - Parking garage and stairwells need pressure washing/deep cleaning. I'm constantly trying to kill little gnats with my zevo plug-in light, cleaning my sinks, taking out trash, etc. Pool lights are on after hours which shine into my apartment and people will occasionally visit the pool after hours despite it being against the rules. Sauna door is open - humidity pours into the hallway as well as any noise from those using it whether it's from music on a speaker or conversations. Maintenance could be a bit speeder with requests - for instance it took two days for them to fix a hanging ceiling fixture in my kitchen, but they are friendly and approachable. I would also like to see an additional trash pickup day as it could help with the gnat issue community wide.

One thing I’d like to comment on seems to be a fresh initiative for NOVUS. Movement into new ideas. I have appreciated the community enhancements such as furniture repositioning, lights around the palm trees and removing the garage trash bins to eliminate litter. All great ideas pointing to the appearance that NOVUS is not operating from a fixed mindset - “That’s the way we’ve always done it”. Flowing with the changing circumstances and making changes to help us create a genuine home here, are great indicators of adaptability and team mindset.

Overall, I love living in the community. It’s perfect for working professionals or anyone who wants a laid back, lowkey apartment complex. The amenities are fantastic and the maintenance is quick. My only complaint is the appliances (especially the washer) are not the best, but it isn’t a huge deal.

Overall pleasant first experience. I was a little concerned by the level of wear in the golf sim. And I’m not loving the system with the parking card that lives on the rear view mirror. I don’t hang anything in my car. And it’s not great wanting to walk to the first floor parking near the gate.

There are many attributes to list for living here! Maintenance is always on top of their game and easy to get in touch with for repairs. The ease of getting mail and packages is also very convenient. Parking is very well done except I wish there was a door to come through for the first door without having to go through gate or walk around but I just park on the 2nd floor! All of the amenities are beautiful and wish I could have used them more!

I have enjoyed living at Novus. One grievance I do have is how much sound can be heard from surrounding apartments. I’m not sure if it’s an issue of the walls being thin or if the air vents carry the noise, but in certain rooms, I can clearly hear my neighbor’s conversations. Given that I can hear word for word when they’re talking at a normal level, any louder noise like shouting or music or even pots and pans hitting each other while they do dishes, sounds super amplified. Other than this small inconvenience, I have been satisfied with my time living here.

As a two-year resident, I can say one of aspects I most appreciate about Novus is the flexibility in participation. The staff goes above and beyond with creating fun, special events for the residents - and the variety is truly expansive. And though there’s no pressure to participate, you will likely find a few favorites along the way. Even though we’re all in an apartment community, some still want to keep to themselves and maintain their bounds of privacy, while others easily strike up a conversation in the elevator or mail room. The staff has created a vibe here, where both of those personalities can feel welcomed, comfortable, and valued.

I have really enjoyed living here and I can’t believe how fast the years have flown by. The location of Novus is really nice because of Safety, Entertainment, Sporting, and Shopping. They usually try to have little event for the residents, food trucks etc. The community is good and everyone is respectful of reach other. It has been a great experience living here. The maintenance staff is super quick to address concerns. My only negative experiences were from parking (resolved by buying a reserved spot) and the packages situation (unfortunately I still have issues with having packages delivered that I am unable to find and this has been a huge stress). Overall I like the community a lot.

Love loving here. Office staff is great. Fun events and overall a good place to live. Floors above are a little thin. I have a loud walker above me! And though non smoking some residents still smoke on their patios. Maintenance staff is Amazing!

Great place to live. Feel very safe. Location is excellent as it’s close to restaurants, the main Interstate, other highways as well. Easy drive to the beaches and all Tampa Bay 3 downtown areas.

Good amenities, keep everything clean, comfortable setting. Most residents are younger so it can be noisy at times, maintenance may be helpful for more basic tasks. Staff is friendly and will do their best to make your stay worthwhile.

We really have no complaints about Novus. The staff are super friendly and responsive, the building is well-maintained, it's quiet and people are generally respectful (at least on our floor), and the location can't be beat. It's a really great place to live!

Improvements abound! Paint jobs, mirrors in the garage, upgraded amenity areas - the list goes on. Novus is a place that doesn't rest on its laurels and stays in its lane. If you want pet DNA ID'd to track poo, or multiple pools, or an on site masseur, than this is not the spot for you. But if you want fountains flowing into 2 pools, whirlpool, sauna, game room, office space on every floor + + +, then you may be a great fit for this locale. The food trucks and kitchen demos also add to the variety of offerings and the staff does a solid job of spanning the range of tastes. I would say this is more of an adult community, so you'd miss playgrounds and kid friendly accoutrements, BUT if you're a kid at heart, then you will fall in love with this space.

This is a beautiful complex - it's conveniently located to everything you can imagine for daily living. Just around the corner from Whole Foods, Starbucks, both stadiums and fine dining. The amazing staff is pleasant and efficient.

The three bedroom unit has a lot of space. One of the largest I’ve seen. The master bedroom is unusual in that it has a separate shower and tub. This space could have been better utilized with a larger or second walk in instead though! As far as rating, I dropped it a star because the hallways smell like a combination of dog urine and weed the majority of the time. Im not sure if people are just allowing their dogs to pee everywhere. But it seems like there’s a desperate need for cleaning, Great gym and I appreciate how many work spaces they’ve placed around the community. Overall, though I’m dissatisfied with how the application process is, there’s no denying the fact that it’s a great value for the price.

I've lived at Novus for almost 6 months now. Overall, I enjoy the experience. I really like the gym and other amenities. The dog park could (should) be redone, especially with how much it costs to have a pet. Aside from that, my only other complaint is the lack of cameras in the parking garage. Novus is decently priced, on the higher end - but has been worth it thus far.

Our experience has overall been good. The building staff are responsive and friendly, neighbors are generally courteous, and the location is ideal. Our only issues are that it is really hard to get rid of the moisture in the bathroom showers to avoid mold buildup, and not everyone in the building who has a pet is polite about cleaning up after their pets' messes.

Complex is okay for the most part but could really use a good cleaning. Hallways are always dirty and many door handles are broken around the building. The stair wells are disgusting. There is usually dog feces in the hallways.

Great community in a solid Tampa location. Staff has always been friendly and attentive. Apartments have nice floor plans and features that set Novus apart from the rest. Of course floors and walls are super thin with little insulation, so get a top floor apartment if you can to assure you don't have to worry about noisy upstairs neighbors. There could be some improvement when it comes to property maintenance, specifically replacing one of the two grills when they break.

I’ve had the pleasure of visiting many complexes in the area as I was helping two people relocate to Tampa. Each apartment complex seems to have its own vibe - which I can appreciate. Here at Novus we definitely have a great balance - comfortable, spacious apartments AND great amenities. Finding that combination is not always a given. I live the different spaces throughout the complex that offer relaxation and places to get away and just be at one with your thoughts. It’s quite relaxing here. I am also constantly discovering tons of gems within a 5 mile radius. Gonna have to join Dorothy on this one. . . There’s no place like home. The final star will come when we reach a high level of cleanliness. Lots of traffic, lots of tenants, lots of fingerprints, smudges, black marks and the like - Novus will have to step up their state of readiness for star #5.

I love the vibe of Novus. And it comes from many directions. It could be from the professionalism and kindness of the maintenance men who not only fixed our things but stopped to pat my dog on the head. Or it may look like the quick turn around of the front office staff after alerting them to an issue. They always have a smile and do a great job paying attention to even the small hiccups. Or lastly, the good vibes can flow from a neighbor just holding the door or saying good morning or picking up after their pets. This is a terrific community. Regardless of the facts that we are situated close to everything and the amenities are stellar - if the people were not mutually respectful and kind, then we’d be just going through the motions. I look forward to meeting more of my neighbors post-Covid - the preview has been superb.
